Thats the trick isn't it. Figuring out a rate that allows the team to keep a nice chunk of the gate / food receipts yet is enticing to the stadium owner knowing he will get money from 50 or so more events per year than he has now. If you can figure out what Palace actually keep from each ticket+food sales for each patron minus the fees they need to pay to maintain Selhurst (plus tax considerations, wages, etc). If they can swing the lease agreement for something close to the number they actually make per head, then you basically have a stadium without owning one. Many of the MLS teams here in the US lease their stadiums from other teams or universities. In the case of the Jets and the Giants here in NY, they shared/leased the old Meadowlands for decades.

As for the Orange ones creative accounting, well, lets just say there are two ways to sell something you own. Find a buyer and sell it outright or find a lender that is willing to lend you close to the value of the asset you wish to sell and then take the money and walk away leaving the lender the property.

Am I right in saying that you would prefer to move from Selhurst? Sounds good to me, the local area (which I live in) can only be described as a shithole. Oh, and congrats on getting George and Dougie as his assistant, I think they are very good choices. It's good to still have the Doug here as he is an absolute legend and my favourite Palace player of all time so it will be great to see him learn from George and maybe manage us someday. George was quite a capture on your part, it must be said.

Croydon council (local mp's) will hopefully realise what an asset this club can be to the whole area & be both receptive & forthcoming in assisting with any relocation.

If this is logistically challenging in the immediate future, hopefully they well look favourably in terms of planning applications for the main stand.

Perhaps a partnership with Sainsbury's could be an option? In return for saying naming rights or advertising?

Our catchment area is huge! We need a capacity of say 30k if we are going to be succesful long term imo.

I think that the concept of flipping the ground around is a clever one that has been adopted by one or two clubs (I know for a fact that Portsmouth looked into this Idea at a very delevoped stage a few years ago) however I worry that this idea would cost huge amounts of money and mean that we lose a revenue stream while this plan is being carried out. lets not forget that if we stay on the same sight we are still consticted by the same planning considerations

That's kind of what I was getting at but was thinking more of building on the land Sainsburys occupies and the car park. Perhaps even the petrol station (which is also built on land that was once owned by CPFC)

I think we're all realistic to accept options are limited at Selhurst (currently) but where to go seems the issue. SJ seemed to be keen on moving at times & seemed to explore some options but unsurprisingly no one wants a Football stadium/fans turning up on their "tranquil neighborhood".

Things are unlikely to have changed unless you guys can pull a rabbit out of a (NSC ) hat. Good luck.

This is the tricky factor that has always bothered me. Who would we share with? What would the deal be? Just how "developable" is Selhurst Park and what would the options be if we did choose to rebuild the Main Stand[s] would we play still at Selhurst without the Main Stand or ground share then also??

Two ideas that I remember here were a plot of land next to Selhurst train depot which was big enough, right next to the train lines and also the land backing onto Croydon Arena - or even Croydon arena - would they be a viable 'partner' to share with long term, for example, if a ground was built there?

One thing that works in are favour is that croydon council have said that they would assist us in finding a home within the borough if we were to move. Where that would be I have no idea. With regards to the NSC at crystal Palace park am I right in thinking that Bromley council have not been enthusiastic about us moving in to the stadium for any amount of time

Brilliant! For all the whinging about traffic and slow railway lines, Selhurst is probably the best location we could get short of East Croydon (which ain't gonna happen).

The trick is, is it plausible to redevelop the ground like that (financially and architecturally)?

I need to be clear on this, it is only my preferred option to relocate because

1. It would raise more money to build a stadium
2. We would lose less revenue while it was being built
3. We wouldn't have to ground share which we probably would while redeveloping

I also don't want to redevelop and then find theres a site we could have developed on and didn't look into . So we have to look around first and see whats there before we spend money where we are.
