A question for a roofer....

I have bought and 1st floor flat and have become the freeholders.

The entire roof needs replacing and the people who own the ground floor flat are obliged to pay half. They have asked for a detailed report to prove that the roof does need replacing - Our roofer has said that to do a report will cost 150. Does that sound about right?

Any help would be appreciated.

If I was picking up half the cost I would expect three quotes? Will "your" roofing company withdraw the cost of the report if successful with their quote.

150 does not sound excessive but they have an obvious interest in doing the work anyway!

I'm going to guess that you own a share of the company that owns the freehold?

If so the Directors of the company need to agree a plan of action, and any costs should come out of either a communal fund, or be split amongst the shareholders as per their shareholdings.

If the other Directors decide that a report is needed that cost should be split between the shareholders as according to their shares.

Assuming their asking you for a surveyors report, 150 sounds about right to me.

A full roof survey will take a roofer's time - it's not the same as a professional opinion and quote. Therefore they will have to charge for it.

Harry Basset is correct above. Share the cost. No point in asking the roofer to take the cost off his quote if successful, he will just bump up his quote by that amount.

You may want to consider getting a building surveyor to give you an independent verdict on the condition of the roof and estimate of cost to repair. They could also give you a description of the works required for roofers to then price against. It would be in a roofers interest to tell you it needs replacing (being cynical).

I agree.
A Building Surveyor will be able to report and recommend appropriate repair works, schedule the works and tender the contract a project manage the whole process. This will enable you to have control and secure recovery of the share from the ground floor tenants.
A search on the RICS website will reveal someone close to you and with the right experience.

Thanks everyone, really appreciate the replies.

The original building survey we had done on the property said the roof needs replacing but didn't really go into much detail. The landlord of the property wants a more detailed report despite the current state of the roof causing them issues. The property has been empty for a year and the old landlord of the property we have just bought was fecking useless.

Harry, I hadn't thought of asking the roofer to discount the 150 if we offer him the work.

If you are the freeholder, pay very careful attention to the Leases. They will tell you what you can get back from the Leaseholders.
