A major reason why the town has such social and economic problems is that its urban environment is hideously ugly and inhuman. Since the 1950s developers have been allowed to rape the town according to their narrow interests, with no regard to the wider context of Croydon and its inhabitants, and this has led to the succession of huge, low-quality, and rapidly-outdated developments which blight the town today. And this is important, because it makes it unattractive as a place to live, work or shop, and so is both a large part in its decline and an impediment to a solution.

If you develop a huge swathe of a town at once, it all becomes outdated at once, and you are locked into a perpetual cycle of redevelopment every twenty years or so (the Whitgift Centre was only completed in 1970 and already we need a third version!) with years of decline, delay and disruption at the end of each particular cycle.

If this new consortium's ('West-Hamm'?) redevelopment occurs it will be hugely disruptive, ugly, and a further blight on Croydon for many years to come. Modern architects and commercial developers are incapable of anything else.
Ridiculous generalisation. (and you were doing so well.)

Precisely - businesses such as The Cronx and Croydon Tours are prime examples that Croydon has the capabilities to improve its image.

Saffron Square, the residential development going up by West Croydon is iconic and provides high quality apartments.

It isn't great in terms of nightclubs - which is why developments like Westfield could be great, bringing more people into the town and increasing the demand for higher quality nightlife.

If you measure a development on occupancy rates, and the fact it has created new homes for hundreds of people on a previously empty plot near the town centre, then it is arguably a success story though? All this despite the fact it isn't even finished.

Yes, but it's still ******* ugly! And this is one of the problems with Croydon: the urban environment of the town centre is utterly hideous to look at. This is important because it limits the town's desirability, and thus long-term prospects.

Such is the scandalous under-supply of housing that you could build a block of flats which looked like Gus Poyet's ringpiece, and you'd still have people queueing up to live there. But that would hardly make Croydon an attractive place to live; and all other things being equal the uglier a place is, the less people want to live there.

Would it really have hurt for the Saffron Square development to have been designed other than by a two-year-old asked to distribute randomly-coloured Duplo bricks? It is actually true that Croydon has a lot going for it when you come to shopping and transport links, but the town centre is an ugly mess, and until that is mitigated the town will remain a generally undesirable place to live or visit.

Agreed re the town centre - it needs a lot of work to be brought up even to the standards of similar sized towns and cities, and hopefully Westfield can do this, given their plans extend to far more than just a shopping centre.

I'm not an expert on architecture but I'd imagine Saffron was designed to stand out in stark contrast to many of the dull buildings that are present in Croydon. It's certainly a memorable design, if not one that's going to be universally loved.
