And this comes from someone whoís living there now.

Fulham had a nicer stadium -already - Not perfect but smarter than ours - Now it will be much superior IMO - We need to get a move on.

As was said, it was looking like it would take decades, if ever, to get permission to build CPP, which would require multiple local authorities to get aboard. Think how hard we are finding it to get Croydon Council alone to agree to the New Main Stand at S.P.

We have to accept clubs like Fulham ( just about every sizable club ) just don't face the monstrous problems we have. Selhurst is bracketed on three sides by all sorts of residential and corporate issues and we are located in a densely populated area where the kind of land required to build a new stadium is very hard to find, especially as Croydon are hardly supportive.

I think Parish did right to aim to develop Selhurst. We need improvements to match day capacity very soon to go forward as a club, rather than aim for faraway, dream projects like CCP. However, if we can become more successful and / or bring in sufficient new investment / political clout, a move to CPP could become possible. We need people accessing the upper echelons of power. As Brady at Spam proved, you can get a free stadium, with the right friends.

To be fair, Croydon gave their consent very quickly (within the recommended 12 weeks I believe). Unfortunately there are numerous 'strings' attached, specifically but not limited to -

- additional permission from the Mayor of London's office
- come to agreement with Sainsburys
- re-house 5 of the 6 families in Wooderson Close
- get permission for six 4-bedroom houses somewhere else in the Borough (and build them)
- deal with and compensate the foreign (private freehold) owner of the sixth house
- satisfy all sorts of pre-commencement planning conditions, including Section 106.

This will rumble on for some time.

Thanks for the great summary. Taking these point by point:

1. What possible objection could the mayorís office have? Weíre talking significant investment in an area of the city that could do with it? Do we have any idea how long this took for the clubs north of the river whoíve re-developed (thinking Chelsea specifically).
2. Iíve followed this thread very closely and this one still seems pretty intractable. Short of picketing the bloody place is there any sign that the 2 sides are coming together on this?
3. This looks straightforward but Iím guessing is anything but as the owners will have to agree to the new property and if it were me i would be looking for all of the trimmings from the Club.
4. Iím sure that the club have looked at this but why not just add / buy houses in an existing development?
5. Sorry if Iíve missed it but thought that the latest on this was that the person had been identified but had disappeared ? If so could we not look at providing fair value in an escrow / trust account?
6. Thatís going to take a fair chunk of time (before I even look into section 106, which I will tonight, God help me!). Any ideas from anyone on how long that process could take with a fair wind?

Dorking - not asking you specifically, (your updates / info is massively appreciated) but if anyone has any ideas on answers to the above it would be great to hear to try to get an idea on when these issues might get resolved.

Iím no longer local and find this all very frustrating when it appears (and I may be wrong) that other Ďbiggerí clubs seem to be able to circumvent these issues (cough, Spurs, cough). It would be great to get an idea of whether my expectations should be that this will happen in the early / mid it late 2020ís!

Not allowed. The requirement is that the six replacement new homes have to be a fresh site and not simply implementing a pre-existing planning permission.

Club have got Sterling Rose Homes working on it, but if it was that easy then we'd all be property developers.

There doesn't really seem to be any political will at all for positive development for the club which seems to be needed to avoid any major project being stuck behind various planning processes indefinitely.

Based on the reasons you state Dorking, unfortunately i can see this saga dragging on for years to come as it always appears there is a "brick" wall we come up against, and as you rightly say it will rumble on.

So can I. I can accept that it is difficult but it looks like no action is being taken in the Arthur in the meantime. We could be no further forward with the Old Stand in three years with still no improvements elsewhere in the ground.

I’m no longer local and find this all very frustrating when it appears (and I may be wrong) that other ‘bigger’ clubs seem to be able to circumvent these issues (cough, Spurs, cough). It would be great to get an idea of whether my expectations should be that this will happen in the early / mid it late 2020’s!
London Mayor already rejected/referred it back last year as "the application does not fully comply with the London Plan and the draft London Plan, for the reasons set out in the accompanying report; but that the possible remedies set out in the report could address these deficiencies."

Why has no-one taken my "just all turn up one match day in t-shirts with images of The Prophet Mohammed" idea seriously? Wouldn't be long until we'd have no option but to rebuild the whole stadium.
